1. Please give us background about Empire Realty, its specifications and services it offers.
Over the past 4 decades, Empire Realty (Virani Group), has delivered 55+ projects. Our portfolio is diverse and strategically spread across commercial, residential & industrial development. We were one of the first to construct industrial, commercial, and residential complexes in the Dahisar and Borivali belt. Owing to the high quality construction, some buildings built 2 decades ago in Dahisar are still highly recommended.
2. What projects has the business accomplished, and what part did you play in their success?
Empire’s notable developments include Fressia Rani Bello in Malad East and Victory Heights in Vasai West alongwith several prestigious projects like Almighty Villas, Rohan Residency and many more. For Fressia Rani, I oversaw the sales, operations and marketing, for Victory Heights in was closely responsible in managing finances. In today’s environment where the competition is fierce and margins so thin, one has to make long term strategies in financial management.
3. Will this project be entirely residential or a combination of both residence and business space?
Empire Towers is set in an area of 0.68 Acres and is complete with various modern-day amenities. The project is a combination of both residential and business space. As per the area plan, units are in the size range of 404.0 – 662.0 sq. ft., while the commercial space units are 147 sq. ft. The project is made into two buildings with a total of 150 units.
4. Would you say that the current situation is significantly better than it was before the pandemic?
The market is definitely looking better than the pre-covid and covid arena. The reason being people have become more bullish in taking housing decisions. People have begun prioritizing their needs.
The basic human needs are food, clothing and shelter, what people did not understand earlier was that a smaller home with limited budget does not necessarily lead to comfort, which they realized when we were all locked up for four to five months. In our projects there is a huge demand now for spacious homes, there has been a significant shift of attitude that we’ve seen after covid.
People want extra space in homes which augurs well for the real estate industry, the property sale of high value projects has gone up which is definitely a good sign.
5. How do you ensure your business stay one step ahead of the pack in real estate sector?
We constantly strive to become a name known in every household. When it comes to selecting a developer, we always want to be regarded the common man’s pick. We adhere to two simple business principles. Number one is performance, we make sure to complete our commitments on or before time, which assures the buyer and eases the process.
Second principle is transparency, as a company we remain approachable and transparent with our buyers. Gaining and retaining their trust is a top priority. These basic ideologies will eventually give an upper hand over the competitors. It’s a time consuming process but a must for becoming an industry achiever.
6. Given that real estate is one of the booming markets, what are your thoughts on real estate properties?
The real estate industry is rapidly progressing. The introduction of RERA is in the right direction as well. There are more checks and balances as well as more regulation as compared to some years ago.
There is going to be further boom in the real estate industry with massive infrastructure development across the country. In metro cities like Mumbai, the housing need is increasing at a breakneck speed. Timely completion of the project is the most crucial factor if one has to successfully deliver and grow.
It helps build trust among home buyers and ensures quality work. Whoever can deliver the project on time and with exceptional quality within minimal cost will come out successful eventually.
